Whole Building Incentive for Landlords

Own a duplex or triple-decker in the City of Boston? You can take advantage of the new Renew Boston Whole Building Incentive! This incentive provides enhanced energy efficiency incentives to eligible* owners of two- and three-family homes, including condo-owners who plan together to insulate their whole building and landlords who do not live in their Boston buildings.

• A no-cost energy assessment for each unit
• No-cost instant savings measures such as high-efficiency light bulbs for individual units and common areas
• No-cost air sealing
• Generous rebates for qualified ENERGY STAR products
• A 0% interest HEAT Loan to finance qualified energy efficiency upgrades
Start the process by requesting a Home Energy Assessment on-line or by calling 617-635-SAVE (7283). If you sign up on-line, please reply to your confirmation email letting the schedulers know that you want them to allow time to visit all the units in the building so that you can find out if you qualify for the Whole Building Incentive. You can speed up the process by collecting all the gas and electric account numbers and last names for each of the units in the building. You can download a worksheet for this purpose as PDFs in English, Spanish, HaitianKreyol, Portuguese Creole, Chinese, and Vietnamese or as MS Word documents in English, Spanish, Haitian Kreyol, Chinese, Portuguese Creole, and Vietnamese.
Please note that all recommended measures for all units must be implemented to qualify for the Whole Building 90% discount up to $3,000 per unit. If you choose to implement only some of the recommendations, you will still qualify for the standard 75% discount up to $2,000 per unit.
Mixed-income buildings
In an apartment building where some but not all residents qualify for Fuel Assistance or other programs to support low-income households, Renew Boston and ABCD will work together to make sure all units receive the best energy efficiency subsidies available to them. In general if 50% or more of a building’s units are occupied by low-income households, then ABCD will cover 100% of the costs of insulation and other services for all units, both the low-income and the market rate. If less than 50% of the units, for instance a single unit in a 3-family home, qualify for the low-income subsidy, Renew Boston will coordinate services for that property and only the low-income unit will receive the 100% subsidy from ABCD, while the other units will receive all the Renew Boston subsidies that they’re entitled to.
*Customers must meet program eligibility requirements to participate. Some restrictions apply and offers are subject to change or cancellation. Eligibility for rebates/incentives is based on findings from the Home Energy Assessment. No-cost air sealing is targeted based on findings of the energy specialist. Insulation upgrade program provides a rebate covering 90% of the cost, up to $3000, for qualified measures (payment subject to availability). HEAT Loan financing is subject to approval from a participating lender. Units with limited incomes may be eligible for free services; referrals will be made to ABCD.
